What is a Phase I ESA?

A Phase I Environmental Site Assessment identifies Recognized Environmental Conditions (RECs) — past or present conditions that suggest hazardous substances may be present at a property. It is the standard due diligence tool used in real estate transactions.

When do I need one?

Lenders almost universally require a Phase I ESA before approving commercial real estate loans. Property sellers often obtain one in advance to speed up closings, and buyers use them to understand potential environmental liabilities before purchase.

What does it include?

Our Phase I includes a full historical records review, regulatory database search, physical site inspection, and interviews. All findings are compiled into a report that meets ASTM E1527-21 standards.

What happens if issues are found?

If Recognized Environmental Conditions are identified, a Phase II Site Assessment may be recommended to investigate further. We'll walk you through the findings and help you determine the appropriate next steps.

Who is responsible for contamination?

Liability depends on state law, the nature of contamination, and the circumstances of its origin. A Phase I ESA provides an Innocent Landowner Defense under CERCLA when properly conducted.

What access do you need?

Our inspector needs access to the full site including mechanical/boiler rooms, basements, and — in multi-unit buildings — approximately 10% of individual units.
